Been told a fence panel & post (maybe 2 posts, it's not clear) at a rented property need replacing, possibly repairing (not sure the latter's a good idea). The letting agent's got a quote of - £320 !! I know costs have soared lately & am trying to get some quotes myself but really ? Is that what it's likely to be ??!

The letting agent gets a quote from one of his associates and gets his backhander. You pay the bribe for the agent in the inflated price. If you are liable for repairs get your own estimate/quote and compare. Keep it a secret from the agent, or the agent will try to prevent you being independant and have the repair done.

Oops, I've already told the agent that's far too much & I'll be getting quotes.

That was my 1st thought Togo, but he has sent the direct quote from the contractor, who doesn't appear to be particularly local. No way I'm paying that !

If its rented, then is it not your landlord who has to repair it?

Have a look online for a similar panel - probably around £100 if tis a 6ft.  The look at the cost of posts.  The some postcrete.

Then find sombody - eg. family member(s), friends, neighbours to help remove the old posts and install the new ones.  Then attach panel.   Finally - paint it!

Materials and labour. Sounds about right to me.

I'm the landlord, Tuvok ;) Unfortunately I don't live in the area now but will be putting out feelers. A panel's about £38 in B&Q, don't need what must be a goldplated one stuck in the middle ! LOL

For ONE panel Hopkirk ??!!

Tuvok is right though. Unless you damaged the fence, it is surely the landlord's responsibility.

I'M THE LANDLORD

Yes, I saw that after I posted. I type slowly.

Must be a small panel - £100 is about right for a 6ft as my neighbour has replaced a few of her panels (with the labouring done by her son and grandson)

Why not get a local handyman to do it?

Hopkirk 21.03 What planet are you living on ??

Togo 20.37  Spot on..

£100 for one panel ??

I suggest you shop around, £37.16 for a 6' x 6':

https://www.lanleesupplies.co.uk/Products/Waney_Lap_Panels/TIPWP1818

An 8' slotted concrete post is £30.48:

Post mix is £7.19:

https://www.lanleesupplies.co.uk/Products/0021001500180001/PSRP10

So if it's one panel, 2 posts and 3 bags of mix, your total cost of materials is around £120.

A handyman would do this in a few hours, depending on if there are any existing stubborn concrete posts to dig up etc, so maybe £100 for labour ??

So I reckon you could possibly knock £100 off that quote from your letting agent.

Question Author

Exactly, Gizmaster.

Just had a rough estimate from someone I got in touch with, around £850 to replace all 4 panels + 5 posts !

Don't know where the letting agent's contractor (& previous posters !) are getting their figures from !

Oh my
