My father in law is ill and would like to sign the house over to us while he is still able to do so.
There is no mortgage to pay.
Do we need a solicitor and approximately how much is it going to cost us?

Yes, as the link will no doubt tell you, it doesn't save IHT, should that be an issue, until 7 years after the transfer of the property has occurred. And it doesn't prevent the use of the assets of the individual to pay for long-term care home costs, should that be the intended purpose of the transaction.
