Viewings shot up from 13 to 15 today and we've seen 9 so far. We had already received 2 offers (AP and AP+2k) with the eighth viewer turned up. She told us she had tried to make an offer before she came to view the property and she's just offered 10k over the AP, as long as we leave carpets, curtains, lighting, blinds and all kitchen appliances. She's "proceedable" but not in any rush and understands that we still need to find a house.

Unless someone can beat that offer, we've sold our house. :-)))

early doors..I'd not be hasty ap+ 10k is pretty low here ...usually around 20-25% over AP...

Isn't that in Scotland where the final price is the AP + 25% or so, the accepted offer is final?

Sorry folks, had to dash. In-laws could only look after the stinker until 4pm so I had to take him for a drive and walk around the shops whilst OH saw the last few viewers. I've missed some right characters, apparently.

We've so far been offered 15k more than any house in this street (on a par with ours) has ever sold for before. There was a foreign couple whilst I was out who offered us AP+4k. OH was perfectly straight with them and said we'd had a much more attractive offer. The woman translated this back to the man and said that she'd contact the agent on Monday and make a better offer than what we'd already had but they need to be in here at October end, at the latest.

Another young Indian Family said they would like this house at any cost but they need to be in within 3 to 4 months max.

We had 2 no-shows and we've got 2 viewings Monday evening, one of whom is so keen he wanted to be the first one in and couldn't apologise enough when he couldn't make his original slot today.

As for the system in Scotland, that's a new one on me. Round here you never know what you're going to get for your property. However we redecorated / refurbed last year with all new lighting, curtains, wallpaper, ceiling roses, etc and it's turned out to be money very well spent.

So, it will be exciting on Tuesday to see what offers are on the table.

That's great news. But beware, a friend of mine was offered 10k more than AP which she happily accepted.

But when the surveyor for the mortgage Co came around he said it wasn't worth it, so the mortgage co said the couple would have to pay the extra 10k themselves, but if they're not relying on a big mortgage you should be ok.

Hi Darcy. The woman who made the offer of 10k above has her house sold and has promised to vacate next month. She's recently divorced. She will be moving in with her sister for as long as necessary (6 days, weeks, months... she's willing to wait). She wanted to buy our house before she'd seen it.

Having said that, 3 people I'm aware of know of her offer. 1 has said he couldn't match it, but would make an offer nonetheless. Two foreign couples have intimated that they will submit better offers, but whether they will remains to be seen.

We bid on another property the other week (7k above the asking price) and we were still outbid. There were 22 bids on the property out of 23 viewings, so we understand.

You live and learn. I'd have gone 20k above the asking price if I had known, but you live and learn.

Interestingly, we saw a property back in January this year which was ridiculously low in price for that area. I was heavily pregnant at the time and my husband was going to enquire about a viewing but it sold before we had chance. It's now, months later, going to auction but this one needs a lot of renovation.
great start..but I'd expect better bids by next week !
I bought a house in Norfolk at auction..1/2 acre...7 beds 2 /3 public...needed complete renovation , took 2 years and nearly twice what it cost to buy... was a bit of a nightmare and would not do it again as we had to factor in hotel bill for a year ...

It's a totally different system here to Scotland Minty. Normally people would try to haggle down unless the property was exceptional for the area and price bracket. Everyone who turned up knew there was a lot of interest our house.

Having said that, the two foreign couples have both hinted that they will make offers above what we've already received.
having bought and sold in England several times, I am aware of the different procedures..but..in your case there is competition...a lot will depend on your estate agent's proficiency and your ability to move fairly quickly... have you set a closing date ?

No, we simply made everyone aware that we need to find a house and that may happen next week, next month, who knows...

might be worth a short term rental whilst you look if you get that unturnable down offer ?

I don't really want to go down that route if I'm honest. If we buy the house that's being auctioned and sell to someone who is willing to wait, it should all fall nicely into place.

We need bigger. We're only a 2-bed (very big rooms though) and we need at least a 3-bed. We've also set our heart on a certain area which is on the edge of the countryside, near a stately home, with lots of lovely pub restaurants, a golf course and nice shops nearby. Most importantly there are outstanding schools there. We'd like to be there and established well before he reaches school age.

If we see a house we like as much as or more than the last one we viewed, we're going in with a no-nonsense offer.

I'm slightly turned off the idea of the house that's going to auction, having discussed it more with the OH.
