...this will surely force more landlords to sell up and get out of the business. It's just too much aggravation being a landlord these days.

The way I see it - is the contract is not all that!
as for needing the property back a landlord must know what state his finances are in when they renew contracts so that should be the time that he gives notice.
The new changes do not stop landlords selling the property or giving notice just evicting them.
A reasonable landlords should work with his tennents.

I paid my rent for 12 years in my last property and they did very little maintenance - we did most things but I drew the line replastering or having the roof fixed due to the landlord not fixing it when it was reported.
in the end we gave notice and moved but we never received a penny of our deposit back!

Being a Landlord is now a mugs game and is set to get worse. There was a reason TGL bought in Shorthold tenancies - there was a shortage of rentals.

My Father was a landlord of a fair few houses and his father before him. My father had to get rid in the 70's as there was no money in it, in fact it was costing him, hence the change.

For my part we had 10 properties but started selling some 10 years ago as the writing was on the wall then.

The fools (communists) who think other peoples property and business is for them to take will cause the next rental problem.

Pets are a real problem, we did allow them at one time but the damage - and stink became a problem, same for DHSS tenants, we got bitten by one too many. Having to clear a house of literally hundreds of needles is not funny.

And visa versa. When both are reasonable it can work out well.

But the problem is most tenants do not take good care of your property. We had a couple of nurses in one once, how they could live like that was beyound me we had to redo the whole kitchen due to the grease and the carpets were all finished. But, they had paid on time so they got back their deposit. Not all Landlords are mean.
At one stage I had thought of buy to let, but with these changes there is no way I would do it.
Yes there has to be decent tenant rights but there has to be some balance.
The assumption that landlords are all money grabbers who do little to provide good quality properties is as wrong as assuming all tenants are responsible, reliable in paying regularly and take care of the property .
like adam smith, i believe that large scale rent seeking and landlordism are economically harmful. it is a parasitic form of wealth extraction and leeches vast amounts of money from productive members of society.
Some people prefer to rent Untitled, it seems to work ok on the continent where a much larger proportion of people rent rather than being owners

those countries have not allowed the situation with rents to get out of control like we have redhelen

adam smith was of the same opinion youngmafbog… he was no communist and neither am i. i think i have made it plain to you quite a few times now that i do not consider myself a communist because i do not adhere to communist political positions as i understand them (and i understand them quite well)… please do not refer to me as one again
In my experience around 80%.

To clarify by taking care of it I mean like as if it were their own. Generally its carpet spills and damaged paintwork on walls, doors etc.

In addition some peoples Idea of clean is not mine.

I am in the middle of a s21 eviction - I have tried 'I will pay you to go' and clocked up £500 overheads so far....Anyone reading this will reflect "this is not a no-fault evicition..." nope - wont send kid to skool, in debt, drugs.....
