house owned jointly, how to get money out

My daughter has left her partner. A year ago they bought a house jointly, with a joint mortgage. They have agreed what he will pay her for her share.
What steps should they take now? Will it cost a lot in fees?

Hi, i'm not sure about fees and the like but please tell your daughter to be careful, If she leaves the property and has no means of buying another then goes to her local authority as homeless she would be classed as intentionally homless and not given any temp accommodation. I would strongly recommend she gets advice from CAB before making decisions.

She has temp accomodation with us and some savings but obviously needs her share of the deposit before she buys again
If he doesn't pay the mortgage, she could end up with a big bill to pay and a county court summons and CCJ's be very careful.
So what does she do?
At the moment she doesn't want to antagonise him as he has agreed to pay (part of) what she wants.
But how can she safeguard herself.
And how does she go about the technicalities assuming he comes up with the money
