what is this film?

its a thriller about a couple who buy a house and decide to let out two of the rooms, they let out one to an asian couple, and one to a white man on his own, he doesnt pay the bill and they hear hammering all night, and the woman brakes in and he has destroyed the room, they also find out that he has been breeding c*ckroaches, i cant remember much else.
