I own a house in my sole name and want to gift half of it to my wife. It is debt free. For �40 I can do this online at the land registry using forms TR1 and AP1. I also need to notify the inland revenue. Is it as simple as that or do I have to pay my solictor �250 to draw up a deed of gift? Any advice out there?

So long as there is no mortgage or borrowing against the property you can do it yourself. Obtain the Revenue form from 0845 6030135 and submit to the LR. If no money is changing hands there is no Stamp Duty. Certain signatures on the forms must be "as a deed". If you are not familiar with this click this link

and read 3.2 of LRPG 008. Submit all to your local District Land Registry Office - they will guide you through if you make a mistake.

Thankyou zmudge for a very helpful response. I asked 3 solicitors if I could do it myself or, if not, what would they charge. All 3 ignored the first part of the question and quoted me between �200 and �300 plus the land registry fees.

I think that demonstrates the value of forums like this.

�250 is a small price to pay for security and professional indemnity insurance - I have a law degree and a post graduate in international criminal law, so I think it is safe to say that I know a fair amount about the ways in which these things work - however, i'm not a fool for the sak of a few pounds - even I would get a professinal to complete the conveyance for me.

I can only speak from my own experience. The transaction was a simple one and with a little assistance from this forum and helpful staff at the Land Registry, it was concluded satisfactorily saving me �250 in legal fees. If I am a fool then at least I am not a poor one.
Well Done ignoring Erimus1 advice !!! He seems to have loads of qualifications but is definitely a bit lacking in the spelling department...........see professinal !!
