selling a property

i dont have any outstanding mortgage on my property or need any more money to be able to buy another home and wish to sell to a cash buyer, has anyone had any experience of doing this, i think that although they say i dont need to have a solicitor i should still consult one so any help-advice would be much appreciated.

Why are you limiting your market by such a great extent?
If your house is in a good enough state to be mortgage-able you'd be foolish to cut the majority of buyers out.

Cash buyers want to buy as cheap as possible - there is no real advantage to you unless your house is not fit for a mortgage.
Unless you are sellign to an acquaintance and not advertising, you still need a HIP report.

A solicitor's fees on a sale is not overly expensive, so please use one.

Its a matter of wanting to get everything done in as short a time as possible and even with a reduced offer from a cash buyer we will be able to buy a better house, even though we think ours is in perfect condition, without having to get a loan/mortgage. so thanx for your answer.
I do still think you will lose out excluding the largest share of potential buyers. You can still have a quick sale with a mortgage.
Any sensible cash buyer will insist on surveys and searches and these take time.
Most mortgage buyers have an assured mortgage before putting an offer in, so that shouldn't hold up proceedings.

But whatever way you do it, using a solicitor is sensible.
Properties are in decline so why the rush, the more time you can go between after selling and buying will be more profitable. Ethel is giving you the best advice.
