Seller and buyer enter into a contract for the sale of development land subject to certain matters buyer has to carry out. Completion takes place, later, the seller dies. 2 years down the line buyer still hasnt carried out his duties under the contract and is in breach of the covenants imposed in the transfer deed. Given the rules re: contracts and third parties, can the seller's estate enforce the terms of the contract.
