Lease peoblems

My friend has a car sales premises, that he rents to a sole trader.
It is let to him as a licensee and not a leaseholder.
When the license has expired can my friend with reasonable cause, take the licensee to court to secure an eviction?
All previous agreements have now ended and he does not accept the new offer.
Is an eviction through the court likely to be as straightforward as it would be had it been a leasehold tenancy?
Grateful for any help on this one.
