Anyone familiar with insurance policy whether it includes the name of the property owner?
The policy document insured by Aviva does not mention the property owner's name, it only has the address of the property it insured.

I've had to take these out occasionally when buying. I've never actually seen one though since I just leave it to the solicitor.

However.................... it wouldn't make any sense to put a name to it because most properties change hands eventually, meaning that it would have to be continually updated.
I've never come across that - how does it work - does it cover the buyer against costs putting right Regulation non-compliant work done on the property.

Why I'm interested is because (way back in the 80s) I made an offer on a house subject to survey which was accepted but then the survey revealed that where 2 downstairs rooms had been knocked into one, the support of the wall above was non-compliant and dangerous. I withdrew the offer. Would such an insurance have covered me putting it right had I gone ahead with the purchase.
Canary................ The insurance is to cover you if the Local authority decide to take action, so it would include legal costs.

It doesn't include the cost of any remedial work. The policies are typically around a hundred pounds or so. It would be a lot more if building work was included.

Yes to clarify, the policy was out in place because the gas boiler and electrical installation was not registered with Gas Safe nor NICEIC.
My solictor accepted the Landlord Gas Safe certificate. But this is not the Building Regs certificate. So I insisted this insurance policy purchased by the seller to protect me from any future non compliant issues, should the council wants me to put it right.

The policy also covers the internal and external alterations where it was subjected to planning permission. But some alterations have no planning permission from the council, so it is at risk. But it is insured for any losses upto the value of the property.
