house doesnt have nhbc

sorry if this makes no sense butive seen a house for sale that id like to buy but it says has no nhbc or might not have nhbc or unable to have nhbc im not sure anyway my question is what is nhbc and should i stay clear of this house help please i dont understand thanks in advance

How old is the house?
It only applies to houses up to 10 years old and not all builders are NHBC Registered. 10-yr insurance cover for major building defects, 2 years minor defects, 6 months snagging is the general rule with new build homes.
If a new build has been built by a private builder it might have a solicitors guarantee lodged against it rather than NHBC which tends to be used more by the bigger building companies e.g. Redrow/Barratt
