can my mother sign over the deeds to her house to me?

This is a can of worms. If your mother signs the deeds of her house over to you but continues living in it, then as far as the taxman is concerned, she still owns the house. This is relevant if she buys another house (liable for capital gains tax) and if she dies (inheritance tax). (Could also be relevant for benefit purposes). If she moves out but you pay her (say) a regular monthly sum, again, the taxman will treat it as if she still owns it. Signing over the deeds to you is really only useful if your mother is very rich, owns several properties, and is happy to give this one over to you for nothing. Strictly speaking she can sign over the deeds to you - it's just that it may not be wise to do so in view of the tax/financial implications.
Re previous answer, this is only relevent if the house and the total estate is over the nil rate amount. Worth remembering that there are still many houses in UK worth less than 100k. Mufi.

I have been put on the deeds by my girlsfriend dad, because I am going to help him pay off all his loans etc, His wife had left (she is not my girlsfriends mum)and now has come back, they have been married 3 years. i am worried she can get me off the deeds, But she has never been on them. Where do I stand?
