Hi, I wonder if any one would be kind enough to advise me about title deeds. I have inherited a property which I have lived in for over 30 years with my mother, the property was soley in my mothers name. I have been granted probate, and am about to apply to land registry for first registration of the propery. I am in possession of the deeds to the property which are in my mothers name. Having completed the land registry, will I still need to consult a solicitor to have the deeds changed to my name, or does land registry now make this unneccesary?

Being as straightforward as you say you do not need a solicitor and can conclude the transfer direct with the Land Registry.
