where do I go from here?

Hello ABs,,at pretty wits end... have run a small, but v successsful rural bs for last 14 years...set up and run solo.. without being too bigheaded, now one of the best in its field (!) Am now within 20 metres of a new town being constructed... last 18 months have been the worst of my life... and I think I want to move on... it will be tremendous wrench ...sort of know I should wait until the work being done outside my property has been completed....possib;y another 18 mnths.... to make my sale 'look its best'... but if i wait til then,,,I have poss another year/whatever to wait til a sale? so talking about another 3/4 years!..... (god, I don't really jnow what my question is.)..but would you buy a busn. with good books.and potential business from a new town.even tho its surroundings were S##T now? Think. having written this all down.. I've answered my own prob! (yes!) but would appreciate your wise comments

Yes of course I would - it's the business's reputation that matters, not the estate being built next to it (but it might depend on the nature of the business, of course!)

thanks boxtops...... business is animal based... i.e lots of 'potential' new residents will want to 'house' their bubbies here... I think maybe it's just me..... why should I give up a business that can (potentially) increase my busn? As I said earlier,, I think it may be me... need to re asssess..... thanks
If we are talking kennels here, it strikes me that proximity to customers (well, owners, rather than barking, true customers) is extremely useful. Not as far to have to go and drop Rover off for his holiday - all other things being equal.

It further strikes me that kennels in urban areas don't crop up very often, but that is surely because getting planning consent would be a problem - even assuming a business could find a large enough piece of land in a town. Not sure folks would like a barking dog business located next door.

This is not an issue for you - you're there first.

Only issue I could think of - is this going to limit where you can get your handlers to take the pooches for walkies - on urban roads in the future?

Thanks Builder....sorry for delay in replying....business is cats only...so no probs with noise or walkies!..Might stick it out for a while longer...thanks all!
