Question 2...I have just purchased an extension phone from Argos `Panasonic` £19.99 KX-TG1311, and on the instructions it say that I must use the cable supplied or the phone may not work properly, but the cable is only 3ft long and I need at least 20ft to reach where I need it. What do you advise please? TIA

Buy telephone cable of required length together with an extension socket. Install socket near where you'll use the phone. Connect cable between master socket and extension socket. Look on web for full details and diagrams of how to do it. Just done it myself and was piece of cake.
you have to us the cable that comes with the phone, but you can plug that into any phone extension lead.
