Would we need planning permission?

We are looking to build an extension to the side of our property to house a downstairs toilet and laundry room. It will measure approx 3x4 metres and single storey height. Would we need planning permission?

It depends on too many variables that you haven't mentioned.
Use this link from the Government's planning portal to assess for yourself whether you do or not.

Post again if you want more help. You will need Building Regulations approval for this though.
If in doubt, check with your local planning department.
I would check on your local council's website. They usually give lots of information about Planning Permissions. Personally I think you will need it, but as buildersmate's says there are too many variables to give an answer on here. As magicmerlin suggests you could just contact them and ask.

check if you just need building regs my neighbour built on my side wall without either i didn't know what was going on as i was at work when the work was going on. party wall agreements if a joined wall is anoyher thing to think about i am now f...ed as they did neither and i cant sell my house CHECK WITH YOUR COUNCIL PLANNING DEPARTMENT
