in a very simplistic way, assuming that there were no problems/arguments etc, then it would be value (assuming wife agrees to valuation) minus outstanding mort minus conveyancing cost divided by two.

so 125000 - 47000 - 2500 = 37750 or there abouts

That said, having heard various divorce horror stories, you would be very luck for it to be this simple.

Your mortgage company will need to be satisfied you can pay the mortgage on your own.

When we divorced my husband bought me out of the marital home. Please don't listen to all the horror stories - we talked things through, agreed on the basics, and decided the solicitors could bu88er off. We arranged an independent valuation, deducted the outstanding mortgage, and divided by 2, we then between us assessed the value of the contents and split that in half also. My husband was fortunate in that he had a very good job and could afford the extra mortgage without any great problems. The result was a minimal bill for transfer of deeds etc and we both walked away relatively happy without any arguement. I suppose the fact that I had a good job and didn't want any maintenance may have helped.
