Almost finished building the house, the front hedge was removed for access and I have to build a stone wall to comply with the planning regs. I have been told by some people that the wall has to be 1.5 mts in from the road because the road is a single track, but this road is owned by the farm which it leads to and is not maintained by the local authority. The plans were approved with the wall situated on the original boundary, dont want ask the authority for obvious reasons, and I dont want to give up the much land. Any advice would be helpful.

many thanks

Unless there is (a) a specific restrictive covenant Registered at the Land Registry (b) a bye-law or (c) a public (but not private) right of way, footpath or bridleway in the area where you propose to build your wall you are entitled to build your wall with the outside face denoting your boundary as shown on the Plan at the Land Registry. Some Local Authorities restrict the height of a front wall to 1m, so check. You can see your Register and Plan at Landregistryonline.gov.uk (not open Sundays).
