Can I dowload a Deed of Assignment and use it to transfer a jointly owned house to my name (along with the mortgage) and transfer an overseas property in my ex-partners name.

You cannot transfer the ownership of a jointly owned house to your sole name without the consent and involvement of those who lent you the money, ie. the mortgagors. They will need their lawyers to get involved to protect their interests.
