I'm getting an ECP evaluation done on Thursday and photographer coming on Friday to do a virtual tour.

My house is a bit cluttered and I haven't decorated for many years. I've also got the wood chip type wallpaper which was there before I moved in and just painted over it. Some of the carpet on the stairs is worn and there are holes with the underlay showing. I put carpet in the bathroom before I moved in in 96 and never thought to remove it. Should I do anything about these or just leave them as they are? I know it's probably to late now but is it worth doing anything for when people cone to view?

I had problems many years ago with house nuisance where the council took my neighbour to court. She moved out over 10 years ago and her mother moved in. Her daughter's who are now grown up have moved in with the grandmother. They can occasionally be noisy but not to the same degree as the mother was.

Thanks Mamy, will have a read of that.
I'm sure all will be fine, hope you'll soon get your move.
My one tip other than what APG has said is make sure the toilet seat is down when the photographer comes to take picture;-))
The one thing you can do is to get an outside objective opinion about whether your house smells or not and if it does (and most do including mine) then do something about it...just saying

There is a very slight musty smell coming from under the stairs and no matter what I do I can't get rid of it. It didn't smell like that when I bought the house and it was only after my tenants moved out that I could smell it.

I'm going to light some candles and hope it hides it.
Fresh coffee smell and vanilla also good
// I'm not 100% sure ummmm, but someone who was selling a house once said he had to fill in some form //

I am - ( sure )_ she gets the form for this year and fills it in.
the one I did was legal proceedings - which is a long way off from cursing your neighbours
