Average rent increases

Our cousin's tenants have had the rent frozen for the last 2 years and she intends to hike up their rent a little this year so she has more money to spend on posh cakes and other fru- fru. Does anyone happen to know what the average rent increase was (if any) for last year and this year? I'm guessing somewhere in the region of 4-5% but an accurate figure would be useful.

It depends in part what type of tenancy agreement is in place as to the amount and frequency of rent increases, there's a bit more info here but not much http://england.shelter.org.uk/advice/advice-345.cf

If your cousin used a standard tenancy agreement it may already be written into the contract, otherwise I'd consult the CAB
