at the back of my through terrace house just outside my gate. My neighbour now says that he owns the land and I only have right of access, is this true

As no one has access to your deeds (or tenancy agreement) it's impossible to say.
I would ask to see some proof as evidence of what he is saying

This sounds very familiar to me - in fact you could well be talking about me although none of our neighbours parks their scooter at the side of our house. We too have what everyone thinks is an unadopted road at the side of our house, and it does indeed belong to us, and the neighbours (including the church at the back) do indeed only have rights of access. Ita caused no end of arguments over the years!
Everyone thinks that the land at the side of our house is unadopted, but it is on our deeds - they show that we own the land right up to the walk of the house next door. The bottom of the driveway is wide enough for two vehiclesk so I park on it, as close to our wall as I can, then cars can get up and down it. m

That's perfectly possible; you are confusing unadopted with legal ownership. Unadopted means the local authority has not taken over responsibility for the maintenance and upkeep of the road. An adopted road is never privately owned. An unadopted road may be privately owned or it may be owned by no-one (that is traceable).
By 'everyone' I meant 'most of the people in our town'. I have lived in the town all my life and never realised that it belonged to this house until we moved into it. It's actually more trouble than it's worth!
