what happened when i send all the documents to the mortgage adviser? do they do the checks for the lend and the lender takes their word for it? if the adviser has already checked the documents and has copied them will the lender ask for the originals?also how long will it take the lender to issue a formal offer and receiving the valuation report?

When you send your documents to an advisor they will copy and certify them and forward them to the lender together with an application form.  It is usually the lender that will do any checks, the advisor is basically just the middle man.  The lender should not ask for the original docs unless they believe them to be fraudulent.  It usually takes a couple of days after the valuation has been received and is acceptable to the lender.  Hope this helps
