renting a home
last week I put in a apllication to rent a home in Wales,for which I paid �150 to a well known estate agent,what I want to know is are they obliged to tell you anything that may well put you off renting the property.when I applied they said it would take about two weeks for the application to be processed,its took just under a week.today I went back to look at this property again only to find out by a notice pinned outside of the of the property attched to the one I have put in for(semi detached bungalow)saying an application for two story extention to the propery so this would mean living next door to builders removing roof ext,they knew we were retired and wanted quiet,but they seemed so eager to get me to rent,any advice on whether I can claim my 150 back to try for another property

I assume this was a fee and not a deposit? If that's the case then I would think that the agents would say it's non refundable. I think it's worth asking though. If the �150 is for credit checks etc these will be just as valid on another property. Tell the agents that youre not happy and dont wish to live next door to a building site and point out that they should have told you. Perhaps the agents were unaware, maybe the landlord hasn't told them?
I dont think they are obliged to tell you anything that may put you off for two reasons
1) what puts you off, might not put other people off, therefore how would they determine what to disclose and what not to disclose?
2) planning applications are a matter of public knowledge, and you could have quite easily checked for yourself about any planning that was in place, instead of relying on the estate agents to do it then inform you.
I also think that if its just an application, they might well have not even put it in the first time you looked at the place, so you are also expecting the estate agents to be psychic. There is still time to comment on the application if the notices have just gone up. As to whether you can get your money back, only the estate agents can tell you
