Hi good friends of ours who are renting, are not having their lease renewed in May because the landlord wants to sell the house . The for sale sign is up and our friends will be at home when the agents have viewings . The other problem is that the Landlord is having maintenance people in to do jobs ,(one major) whilst our friendsare still paying rent , and living there, they will be moving furniture out. Can the landlord do this.

what do the terms of the lease say?
i dont see why not - your friends need to be given notice of when viewings are going to be held an when maintenance people will need access the property. Theres absolutely nothing stopping them going out hen the viewings are (or arranging maintenance when they are at work) to minimise the disruption for them

Surely the landlord should do the maintenance when the lease is up when and our friends have vacated the property , not while they are still living there ,and still paying rent . One job involves taking up the floor in the kitchen.
I think you will find there is a clause in the lease about viewings and maintenance.
If it is maintenance
then I think they have to let them in

the tenants needs to get on with their lives - find another tenancy and call it a day - making difficulties is not the wayu forward

(one tenant who smashed up the place on his way out, latterly realised that I was the only one who cd certify his utility bill wasnt £2000, but £200. I left him to it)
Even with notice of the viewings, the tenants are within their rights not to allow the landlord in to do viewings or to carry out maintenance until they have vacated. They are entitled to live in a "quiet environment" which means they can refuse entry to the landlord and his representatives. The landlord is not allowed to come in to the property without their consent either.
