I would say so, and that means they probably take out an insurance policy to cover their losses if the completion falls thru, but it may also mean that they are going to work extra hard to make sure all goes smoothly.

thanks , however, did you mean i will get ALL my money back?
For Chrissakes Tali youare asking us to comment on a contract for conveyancing that has yet to be made.

When you hire a solicitor, although personally I have found that a licensed conveyancer gives a much better deal - you read the contract before signing it and this should tell you. Or you ring them up and ask them.
As Peter says, you'll need to read the solicitor's T&C's. However, from my knowledge of conveyancing no completion/no fee deals, disbursements are excluded from the no fee guarantee, so you remain liable for these even if the purchase does not complete. Also, the T&Cs are likely to state that the fee will only be waived where, for instance, (i) your buyer/seller pulls out of the deal or (ii) you have to pull out of the deal due to misrepresentation. In other words, simply pulling out of a deal 'on a whim' will not excuse you from the fees.
