Transfer Of House Property To Trustees - Solicitors' Costs

Mortgage-free property is 50% owned by A. 25% has been left to A in deceased's will, remaining 25% has been left to the Trustees B - D. Solicitors have quoted £200 (plus VAT) to transfer the property to the Trustees. Ominously, I think, they've also mentioned 'plus an amount related to the value of the property'.

I've seen various threads about solicitors ripping off clients. Is this the sort of transfer that can be done direct with the Land Registry for a nominal amount? And, if it's true, what has the value of the property got to do with anything?

The value of the property transaction does have some potential impact, because the risk against the professional's indemnity policy (in the event that they fouled it up), is larger.
Nevertheless I can't see any reason why a fixed price quote cannot be offered. Solicitors seem to be masters at providing estimates, not quotations. Then again, they know the difference between the two.
Actually £200 sounds reasonable for what is a simple paper transaction to be sent to Land Registry. Must be about an hour of work.

agree BM - £200 sound like an hours work

google licensed conyancer and see if one near you will do it
I have found the ones in Manchester area v good
others ( as ever) have not
