We've all heard of this - but what is "close by" criteria ? one website said "walking distance" whilst this one says "within easy reach " and "Those living close" eg my nearest Waitrose is 3 miles -or 10 mins car drive

i havent heard of it
It's just one of many factors that affect house prices. Convenient travel / commuting links , good schools, good shopping facilities, social amenities . All count , Estate agents will mention anything that will get a higher price
In my opinion the opposite is probably more true. A house in the middle of nowhere with no shopping center in reach , may appeal to some but not to many, so lower price. My son for example lives in a small village with no shop of any sort. Even to buy a pint of milk means a 5 mile round trip, with no bus route. That is just a small shop in a petrol station. Supermarket is an 18 mile round trip,no bus again. He lived in another village before this one. But that had a
Co-op , two other shops a pub and a post office.
Is it the supermarkets that cause property prices to increase- or just that Waitrose etc prefer to use locations in areas where property prices are bouyant
"We've found this lovely house, but there's no Waitrose nearby so we're still looking."
I suspect there is no distance mentioned because there is no definite line. Right next to the supermarket could be a pain, but walking distance away would see the highest asking prices and increased value would fade out gradually over a few miles. 3 or 5 or more maybe.

Im sure they locate supermarkets based on where i live lol. Everyone is "around the area" -with Waitrose the furthest sitting on a gold mine! :)

I would have thought Aldi and Lidl would have a detrimental affect on prices tbh ;o)
Au contraire. Posh shoppers go there and hope not to be seen ;-)
