Approximately how much would it be to put on new slate roof on a small 2 bedroom end terrace?


Just considering wether to buy this house which has sagging roof.

Possibly quite a lot. Sounds like major structural work is required. It is impossible to estimate without looking at it. However, assuming that a significant amount of the materials used will be new a ball park figure of �20,000 will be the minimum. The worst case senario will take the costs well over �30,000. Of course costs will vary depending on where you live.
i cant see it costing anywhere near 20 to 30 thousand. my fiancee has just had a new slate roof, with the chimney shortened and capped, new plastic sofits, new drainpipes, all for 3,600. so even if you needed the roof trusses re-newing i cant see it costing an extra 20 grand.
Doesn't sagging mean that there's more wrong than just the roof tiles needing replacing? I remember being told this, something to do with the joists, but honestly can't remember. I'd check it out just in case.
I just had a 3 bedroom house done with a complicated roof and it only cost me �5000. They didn't put real slate on - it is this new stuff which looks like slate but is much cheaper and is generally used every where other than conservation areas. They took real slate off from my existing roof and sold it and used the money they got for it to subsidise the end cost to me. Which was very fair! If you have tiles on the roof it could be those which are causing it to sag as they are considerably heavier than slate and if put onto a roof which was originally designed to take the weight of slate then will cause the roof to bow. Why not get three quotes in? you can always take the builders/roofers to the house and show him the roof, even if it is from the road. there are lots of companies looking for work at the moment.

Actually it doesn't have to be slate, just anything. I know nmothing about roofs. The joists / trusses perhaps need replaced too. If it costs �20k I won't bother but a few thousand is alright.
