what happens if you cant get a gaurentor for renting?

So if your reference comes back when applying to rent a property,and says that you need a gaurentor what happens if you cant get one? if your family is on benefits or wont gaurentee it? is there any other way of doing it? or will the agent put it tot he owner and ask if they will do it without or can you just not do it full stop? im so clueless - please help!

unfortunately it is down to the individual landlord. I had this problem and asked my bank to write a letter stating something about how I had a regular amount coming in to my account which more than covered the rent.
They might be prepared to say how well you manage your account and how steady your income is (if that is true!)

Basically, you want the landlord to know how trustworthy and good with money you are. I think i once had to show a landlord several months worth of bank statements once!

Some will accept an increased deposit I believe so instead of paying one month ahead, they might settle for 3 months since a lot of these gaurentor agreements only last 6 months anyway. Of course that assumes you've got 3 months worth which is often quite a bit.

Only other guess is you might find that a friend of a friend could help, although it helps if they trust you. I did that for someone last year, but then you really need someone who's a little bit nuts to do that.

Best idea is if the above doesn't apply, just try them and see if they have a way around this. For example they might even go for increased rental for a period of time, but it must happen to an awful lot of people so you won't be the first.
