I have a joint mortgage with my ex partner. He left the house and my little son two years ago.Since then i have paid the mortgage every month from my own bank account.His girlfriend and him are now intending buying a house and he wants his name off the documents.Although i work full time and raise our child, i do not earn enough on paper to get the mortgage but the actualities are that i can pay the �500 pm - no problem. My Tax credits are 4000k pa and he gives me �250pm to look after our son.I cannot sell the house as i can't afford to by alone and was wondering what my options would be .I have spent a lot of money doing the house up and after 10 years it's all i have left.My mother is willing to be garanteur, her house is worth �100,00 and the will states my sister and i will get the proceedings from the house i the event of her death.Please help me !

I'm no expert but just a thought. Could your mother not raise a loan on her property to give you a larger deposit/reduce your mortgage amount. You imply that you could afford it, just not on paper, so you could - in theory - pay any loan your mum got.
I would get some advice if i were you, my sister is in the same boat, her husband left her with two boys to live with another women!!, his name is on the mortgage but he does not pay, she can't get a mortgage on paper but with tax credits etc, she is managing to pay all the bills, the solicitors have said that his name will be on the deeds still as they are still married, but he will be entitled to a much smaller share should the house be sold in the future, she would love him to be taken off, could your mother take on the other half of the mortgage??, I would go and speak to the Ctizens Advice.
