Is the property mortgaged or have any legal charges?
deeds are mostly iirrelevant these days, you need to update the land registry and do a transfer of equity. You can do it yourself but it's probably a lot less agro to get a solicitor.
Phone up who ever you have your mortgage with and tell them what you want to do they will do it all but will charge you "admin costs"
boro - it's not that easy. If there is a mortgage the mortgage company will want to be satisfied that the other person has a satisfactory credit history.

There will be legal fees incurred with the Land Registry also.
Well it was for me Ethel phoned up Northern Rock and they did it all for me
