We are trying to sell our house is there anything that is important to make it sell?

Hi. Improving your kitchen can help to sell your home. The kitchen and bathroom are normally considered by buyers to be the most expensive rooms to modify and if it looks like more work will have to be done, it could well hamper your sales. Many people want the work to be done so they don't have the hassle and expense. It might not increase the value of the property, but you wanted tips on making it sell, therefore not presenting it in the best light could well put people off or worse force them to give a lower offer or even worse than that, not offer at all. It's stressful enough selling a home, so try to make it easy on yourself. Also make sure the garden is in good order - gardens can increase the property value by up to 5k. These days, the garden really should be treated as an extra room, particularly when many of us live a fast-paced life, we'll need somewhere to relax. Good luck!
Make sure the exterior of your house looks good - paint the window frames and front door if they are shabby, weed the garden, and make sure your curtains are clean and hung properly.
If you have satellite, watch a program called the House Doctor, her advice is very good...also from personal experience, and no offence but make sure that your house does not smell of pets, cooking unless its fresh bread or coffee, and cheap air freshener, 10000 times (and no offence,) lay off the indian and chinese takeaways while you are trying to sell
PS clean as though the hygiene police or your Mother in law was coming!!!

All the professionals say "get rid of clutter". Hide or bin all your junk, and "depersonalise" the house. Even to the extent of packing it up and putting it into storage.This makes it seem more spacious and appealing. Make it as bland as possible, with only very limited "knick knacks" on show. If you are able, paint it all in neutral colours. As others have said, lose the pets, strong odours and dirt. Fresh, bright, empty and in good order. Consider about spending a few hundred quid on it, with potential returns of thousands!! Good luck.
