Selling land ?

I live on a large corner plot,I'm thinking of selling off approx 900sqm ie aprox, 30m x 30m of land from my back garden.I don't think that getting planning permission will be a problem,also all main services run alongside the land.When I apply for planning permission do I have to supply plans for a new build ie.bungalow ( which the new buyer will build) or can I just request that planning permission be granted for the building of a bungalow.

Outline Planning Permission will establish 'in principle' that the plot can be developed.
It is an easier option, for you, in the first instance without having to have anything substantially designed.

Thanks Jack thats what I was hopeing,however can i stipulate "outline planning permission for a bungalow" as i wouldnt want a block of flats built there.
You'll have to supply details.....something along the lines of '3/4 bedroom bungalow an separate double garage'.

This is what the Planning Permission will be based on.
Should you decide to sell the plot on with PP in place, do bear in mind that the developer can then apply for a 2-storey house, or whatever, if he wishes. Your objection will only carry exactly the same weight as any other householder consulted about the new scheme.

Jack's right about the PP dennis.......... but, when you sell, you can insert a Covenant into the conveyance that restricts height of building etc etc ........ that's not a Planning issue. Any buyer would have to abide by it.

To be honest an outline application for one house is almost the same cost and amount of work as full planning permission. However I understand you don't want to get into the details if you don't want to build it yourself.

But you could sell an option on the land instead and have the purchaser make the planning application - you usually agree a timeframe for them to make the application and sell if they get it or don't sell if they don't.
