help negotiating flat buy?

I like a new build flat on the market at �176,000 i put in an offer for �170,000 it was point blanked turned down. The flats below didnt sell for much less. And the flat 2 storeies above sold for �200,000 (12 storey) They have balconies, designed to a high standard, also offering music system where you can have ceiling speakers put in for �2,000 more. Or the bathroom accesories in for �500. What should I do? I seems like there not going to budge, yet its slow to sell. I think family put off by height of balcony. (will i find it difficult to sell in future?) I would pay for asking price if they fit bathroom and sound system.


Any tips on Negotiating?

Thats Quite frightning to here! As Im a day or so away from putting a bid in. 50k drop is very scary. I kinda have to buy now as ive been waiting for ages and i need to get out of my current situation.

You really wanna negotiate with housebuilders wait until their end of year or half year periods and turn up with cash ready. I have seen up to a 30% discount but I wouldn't hope for that much.
Definatly stick to your guns on it, just put your offer in writing something along the lines of thats your offer and it's on the table for 2 weeks, after that time you might be prepared to offer less.

It's without doubt a buyers market, and I'm much of the same opinion as loosehead.
