I currently own a shared ownership property. I have a mortgage for 40% and pay rent to a housing association for the other 60%.

I am interested to know if it is legal for me to rent the whole flat out? I presume not, as the residency is in my name. The reason i ask is that my boyfreind is in the forces and may be posted far away and right now i am stuck as i am in negative equity and cannot afford to staircase and purchase the remaining share.

Whether or not you can do this is going to depend on the terms and conditions laid down by that Housing Association. There is no general rule or law about this sort of thing.
You will have to ask them.
