Taking in logers.

I am thinking of letting one or two small rooms in my house to lodgers. I have never done it before and would like to know of any potential problems or pitfalls.Are there any common problems with taking in lodgers and where can I get advice about it.

Please, please ignore the advice about not letting the taxman now as they have ways of finding out and you coulld end up with a hefty fine. If you type in 'letting a room' in your search engine there is a site 'primelocation' which has a really useful guide. It is necessary now to have your gas and electricity checked by a registered person and have a certificate. Very important to let your insurer know. There are other sites on the web with good info, even a letting contract. Don't leave it to chance. Most people are really nice on first meeting but it is different when you are sharing a home with them. This used to be a very easy thing to do but it is a minefield now. Read as much as possible and then make your mind up.
