I have been renting out my flat for the last 6 months through an agent, all proper and professional abiding with every law they have for landlords.

However the tennants are moving out next month and my girlfriends sister and her boyfriend want to move in. not a problem, they're very responisible and get on with them great. Obviously by not going through an agent I will save a bit of money but is there any law I need kto know about privately letting it out or is the same as before?

Ok they may be all that you say, but what if they default on payment?

The law is the same but make sure they enter into a proper Assured Shorthold Tenancy agreement with you.
