Renting out my house

I am suddenly faced with relocating - had the house valued today and its not an option for me to sell it - i own with co-ownership in NI. they will not allow me to let the house out. If i was to advertise in local paper and get a tenant myself and they applied for housing benefit, would the housing benefit people get in touch with my mortgage company or what are the chances id get caught?? thanks in advance
