legal info re giving Property to children

Hi All
I don't know if this is the right place but here goes:-
We want to give our son our house so that he can use it as collateral for a buisness.
Are ther any legal or financial stipulations that will make this untenable
Are we as parents liable to have any problems if we do this
Is our son liable to any financial problems or costs other than solicotor of course

Many thanks to any one lokking up details but I have now found the answeres that I was looking for from the tax office web page

I'm glad you have answered the question for yourself. But I must add if your house is to be used as security for a loan - be prepared to have to vacate it if things go wrong. I have seen several people lose their home in these circumstances - stunned as they didn't ever think it would happen.
