Two-storey extension - likely costs

Hello,
We're thinking of extending our house, but before we start speaking to councils, architects etc, I want to make sure we can afford it. We like to build an extension that is 9 feet deep, 20 feet wide and 17 feet high (not including the roof). We would probably put on an apex roof. Has anyone got any ballpark figures to help us decide?

My aunt had a one story extension which cost �23,000 , out of curiosity she asked how much a 2 storey would cost and they guesimated another 10,000 on top of it but that would have been bigger than yours. I would have thought about 30,000 maybe. As she had lots of special needs extras chucked in there.
Hi Regarding your extension I would estimate that the cost per square foot is �75.00-80.00 and in using your information the cost would be 9*20*�80.00 per floor �14,400.00 per floor level. Regards

Hi-One important detail I missed yesterday was that the above cost is the cost to the builder and you would need to negotiate your final cost!-Sorry for the misleading comment.-Dale
