I'm looking at buying a property which involves a vendor gifted deposit or a builder gifted deposit. Can someone tell me what these are and how i can go about it?

property price �100,000
vendor gifts a 5% deposit so you buy the house at �105,000 thus giving you a healthy deposit to got a 95% mortgage and therefore a better deal
