New Property purchase-but not yet divorced!!!

I have been separated from my wife for more than 7 years.
She refuses to sign a divorce pettition unless I offer her a reasonable settlement.
We have 3 children,one resides with myself,the younger two with her.
I wish to purchase a house with my partner of 6 years.
My wife does not own a property of her own.
Can I get a mortgage with my new partner if my wife signs a document stating she has no interest in this new property?
Or is it wiser and less precarious to divorce asap and agree her terms.

Well you are going to have to give her a reasonable settlement anyway when you get a divorce so why not start the ball rolling ???? I think it would be wiser to divorce and agree to a fair settlemtn (which might not be as much as she would want but if you disagree then the Court can decide) but if you bought a house then your wife would surely have an interest in it and it could get very messy.
