the stadium has its own dedicated tram stop (Etihad Campus), so "walking distance" could be expanded (via a short tram hop) out to Droylsden or even Ashton, which will give you a greater scope.

There don't appear to be many (any?) B&Bs close by. The nearest budget accommodation seems to be the Ibis, one mile from the stadium:
