DVD player "Freezes" at a certain point EVERY dvd

OUr dvd player is around 3 years old. lately it seems to "freeze" around 3/4 of the way into any disk we put it. It is so frustrating and we cannot go backwards, forwards, or anything. IT just STICKS on a particular scene. Tried switching it off and starting again but...it freezes in the same spot. It happens to any disk we put in. How frustrating!!!! Any ideas as to what the problem is and how we can fix it?

Have you tried 'cleaning' the DVD Player lens with a cleaning disc which has one or two small blobs of velvet glued on the surface?
