I bought a flat last year. On getting a survey done it was found that the flat had a damp proofing course done but there was no guarantees. So, I was advised to get the flat checked to see if it had been carried out correctly.

I got a company in to check the original work. They said everything was fine apart from 2 small areas inside had been missed which I got fixed. Going by their advice I thought things were fine and bought the flat.

Well... i'm now selling the flat & I had an interested buyer. She got the damp proofing checked out but the company she got said that they couldn't do a proper check as the carpets were glued down in the bedroom and kitchen.

This got me questioning the survey I got done. If this company couldn't do a report how could the company I got in do a report as the carpets havent changed since I moved in.

I contacted the company that done my check but they cover their backs in the report saying "they checked areas WHERE POSSIBLE". but my company said nothing about not being able to get into any areas & I thought I had a thourgh check done.

I got someone out to price how much work is needed in the flat and its going to cost thousands.

Can I take this further & complain again to the company?

sounds like you have something to work on. Go and see a solicitor.

sounds like there are quite a few liabilities that could arise (from SOGS Act, Fraud ,and Tort).

I think that your 1year is within a reasonable time, and so should not be a problem
