I am looking to invest in a coach house. The property is detached with the full freehold including 3 garages which the leaseholds are owned by neighbours.

What is the legal standing on such properties insofar as the leasees keeping the garages in good order and not using them for anything other than parking their cars in them.

It is all very strange because although the freeholder technically owns them, they are not charging rent and have no say in their existence.

Is this a legal minefield and should I ignore the investment?
