i have paid for a lot of modernisation of partners property property worth �140.000 i have spent �40.000 am i entitled to anything. he never put my name on mortage We were together 9 years and have a 2 yearold

If I were you I would seek legal advice.
You will need to establish that it was understood that, by spending the money on the improvements, you would achieve an interest in the property. You must seek legal advice, and it essential that the lawyer you see knows about constructive and resulting trusts.
