You best go to the mortgage company first.
For Someone to have their name removed, the remaining person has to be able to prove they can manage the payments on their own income.
The first step is to contact whoever is the lender on the mortgage. It'll cost what it costs.
If they bought the house together, and if the house is in joint names, she may be entitled to half the value of the house so don't let her do anything rash.

She may even be able to force the sale of the house (or get your dad to buy her out of her half) so she can get half the value of the house.

If she gets her name off the mortgage she may lose this half value so make sure she does not lose any money she may be entitled to.

I would go to the CAB (Citizens Advice Bureau) to get some financial help. This advice will be free.
Does your mother own half the house? Is she willing to give that up to get her name off the mortgage? I doubt it.
We need a lot more information to give a sensible reply.
are your mum and dad still married even though they live apart ?
Has the mortgage got much longer to run?
As you have been told , if your mum takes her name off then your dad could sell the house and leave her with nothing.

My mum and dad divorced 24 yrs ago and my mum wanted to move away so my dad moved bk in the family house and has kept it going for the past 20 + yrs but my dad wants my mum to start paying her way but she cnt afford it the house is to be left to us kids any way that's why they never sold it befor ,
but now my mum as said she wants her name off the mortgage but it cost to much .but my dad said he asked his solicitor and she can wright a letter to say this but she need a whiteness to sign it too she just wants it sorting as well as my dad does..
How long have they had the house? When did your mum move away? Most mortgages are 25 years.
